Valuation services for assessor’s offices
Send us your roll and your sales. Get back a study you can defend.
Appeal packets, ratio studies to the IAAO standard, data-quality audits, valuation models, comp finding, cost calibration, and commercial reviews, done from the files your office already has. Fixed prices, we handle the data, and you keep every table we build.
The example runs every service on a public county’s open data, so you can see the exact tables, maps, packets, and findings an office gets back before writing to us.
What we do
Seven deliverables, each a fixed-price piece of work.
Appeal packets
One per appealed parcel: the record, the comps with their adjustment grid, the model's value factor by factor, and the neighborhood's ratio study, laid out for the board. The evidence, with the decision left to your office.
Worked example →Ratio study
Median ratio, COD, PRD, PRB, and the new Vertical Equity Indicator with confidence intervals, for every stratum you report on, with the IAAO compliance table and neighborhood maps.
Worked example →Data quality
Ranked findings with counts and parcel lists: impossible values, missing characteristics by neighborhood, duplicate and non-arm's-length sales, and the parcels whose records need fixing before they can be valued.
Worked example →Valuation models
A model you can explain at appeal next to a stronger one, both judged on held-out sales with the same statistics as a ratio study, against your current roll, with a predicted value for every parcel the records support.
Worked example →Comp finder
The nearest comparable sales for any parcel by characteristics and location, time-adjusted, with the adjustment grid and an indicated value.
Worked example →Cost calibration
Market-extracted depreciation and a local cost multiplier, set against the tables your CAMA system applies, with the parcels where the two disagree.
Worked example →Commercial review
A ratio study by use and size, a cap-rate and GRM study from your commercial sales, and a check of the assumptions in your income tables. Scoped to the income data you hold.

Statistics follow the IAAO Standard on Ratio Studies, with the Vertical Equity Indicator from the 2025–26 exposure drafts alongside PRD and PRB. Analysis is done in Python; every method is written up in the report so your office, your board, and your state reviewer can check it.
What we need from you
Three files your office already has. Nothing to prepare.
1
The roll
Parcel ID, class, neighborhood, assessed value, the legal assessment level, and the valuation date.
2
Sales
Parcel ID, date, price, deed or validity code, and the characteristics as of the sale.
3
Your strata
Whatever you already stratify by: township, neighborhood, class, or value band. For cost work, replacement cost new and land value per parcel.
Your data is your office’s property: never shared, never reused for another client, deleted on request.
How it works
A couple of messages, then the files, then the report.
Write to us
Say which county and what the question is. Scope is usually settled in two or three messages; a call is there if it helps.
Pull the files
We send a short list of exactly what to pull and take it in whatever format it comes: a CAMA export, spreadsheets, sales files. The cleanup and transformations are our job, and we walk you through each step.
Get the report
The schedule is set once we've seen the files. You get the report, every table as a spreadsheet you keep, and a methods appendix for your review file.
Fixed prices
Every piece is a fixed price, and the ratio study on its own fits under a typical small-purchase threshold. Purchase order or invoice, whichever is simpler for you.
We work with offices outside Missouri. Upper Bounds Labs LLC is an independent studio; the work uses your office’s data and public sources only.
